Neighborhood Streets and Traffic

Our neighborhood has a "country feel" because it was once considered on the "outskirts of town" which was once covered by farm and ranch property, including the original Cameron and other properties which have become Cameron Park.  In fact, over a hundred acres of private "ranch land" (previously known as "the Ranch at Cameron Park") has recently been purchased by the City of Waco and incorporated into Cameron Park.  A number of large vacant lots (both forest and field) remain along the northern side of our neighborhood.

With two exceptions (Baker Lane and Lindsey Hollow Road) most of our "inner streets" are simple dirt covered with approx. 4 inches of asphalt.  These streets are easily subject to damage (potholes), especially when subject to heavy construction traffic as occasionally happens during home and pool construction.  Click here to learn about how to request street repairs from the City of Waco Street Department.

Our streets are lined with trees and most have no sidewalks or storm sewers.  In parts of our neighborhood, houses on narrow streets have converted garages or no garages at all, so parking is done on the streets, making them even more narrow.  To date, automobile traffic has been sparse through our neighborhood, consisting of a relatively small number of neighborhood residents coming to and from their houses.

Residents safely walk their dogs and small children on our streets, as well as run and bicycle throughout the neighborhood.  And because of our proximity to Cameron Park, running and bicycle races of all kinds are held along our residential streets, including the Iron Man triathlon.

Recently, a developer requested City "plat approval" to subdivide and develop a 35-acre lot, at the northwest corner of our neighborhood, into 151 new homes, which will nearly double the number of homes in our neighborhood.  This raises two traffic concerns for our neighborhood:

 

(a) a significant amount of heavy construction traffic; and

(b) an increase in everyday traffic from potentially as many as 300 or more additional vehicles.
