Development and Zoning

Development within our neighborhood is inevitable:

 

  • Residential:  There are a number of vacant lots in our neighborhood zoned for single family homes.  And there are a number of large, occupied lots with the potential to be subdivided into smaller lots in the future.

​

  • Business: Properties along our western border on 18th and 19th Streets, as well as some along the southern border of Herring Avenue, are zoned for commercial and office development.

​

Why we care

​

Our Association does not oppose development, and we understand that the City needs both additional housing and new businesses to support its residents. 

 

Rather, we stand for SMART DEVELOPMENT which respects, and takes into account:

​

  • the unique character and topography of our area;

  • nature, and avoids unnecessarily harming the plants and wildlife in, or human enjoyment of, Cameron Park and the two rivers which run through it; and

  • the safety of our neighborhood.

​

In 2022, our association formed a committee (called the "Overlay Committee") to research current Waco zoning ordinances, and to make recommendations to the City for reasonable zoning improvements that directly benefit our neighborhood and the parks.  You can read more about the Overlay Committee and its work below, and by clicking here

News

​

Brazos River Corridor Overlay (BRCO):  The Association, acting through the Overlay Committee, has worked with the City Planning Department to propose changes to a specific section of the City's zoning ordinances applicable to the area surrounding the Brazos and Bosque Rivers.  The changes, which only apply to substantial new development, benefit our neighborhood and the park, and do not pose an imposition to any ethical developers or homebuilders.  There will another opportunity for public comment (for or against) at an upcoming Planning Commission meeting on April 25.  To find out more about the BRCO and the proposed changes to it, click here.

"Cameron Park Pocket Neighborhood" development:  Currently (as of April, 2023), a development of 151 homes (called the "Cameron Park Pocket Neighborhood") has been proposed for a 35-acre lot in the northwest corner of our neighborhood.  You can read more about this development, and the Association's involvement with the City and the developer to ensure the neighborhood's concerns are addressed, by clicking here.
